Safety Controls That Keep a Yarmouth Boiler in Check
These devices exist only to stop trouble, and in a rental nobody may be watching the boiler.
Low-water cutoff
Shuts the burner off if the water level or flow drops too low, which protects the boiler from overheating and cracking. Probe-type cutoffs need periodic cleaning and testing, or scale can keep them from tripping when it counts.
Pressure relief valve
Opens if pressure climbs past its rating, usually 30 psi on a residential hot water boiler. A dripping valve is warning you about system pressure or its own wear, and one that has never been tested may be seized shut.
High limit control
Turns the burner off if the water gets hotter than its setting. A high limit that drifts or is set wrong can cause overheating on one end or rapid on-and-off cycling on the other.
Boiler Repair in Yarmouth for Owners Who Aren’t There
A lot of Yarmouth boilers belong to owners who don’t live in the house, whether it’s a year-round rental in West Yarmouth, a summer place near Bass River or a family home in Yarmouth Port that only opens for holidays. When the boiler acts up, the first report usually comes from a tenant, cleaner or neighbor, and it’s rarely specific.
If you can’t be there, tell us who can open the door. We call you with the diagnosis before touching anything, and we take cards and some digital payments, so nobody has to meet us with a check.
Rentals also wear boilers in two different ways. Daily winter use wears out igniters, nozzles and pumps, while a summer-only rental leaves its heating pumps and zone valves idle long enough to seize. Installation and replacement are covered on our main boiler services in Falmouth page.

A Preseason Boiler Service for Yarmouth Rentals
The best time to find a boiler problem is September, not the first cold night with tenants in the house. Our homeowner’s guide to annual boiler maintenance goes deeper, but here’s the short version.
1
Clean and tune the burner
We clean the burner and combustion area, replace the nozzle and filter on oil equipment, and check that the flame burns clean and steady. A dirty burner is a common cause of midwinter lockouts.
2
Trip every safety control
The low-water cutoff, relief valve and high limit each get tested on purpose, so we know they’ll work if they’re ever needed. Anything sluggish or seized gets replaced before tenants need heat.
3
Fire up the idle zones
Zones that haven’t run since spring are where seized pumps and stuck valves hide. We call for heat in each one, bleed air, and check pressure and the expansion tank while the boiler is hot.
4
Report back
You get a rundown of what we found, what we fixed and anything worth planning for, so it goes in the budget instead of arriving as a January call from a tenant.
What to Ask Tenants to Report Right Away
Tenants won’t know what a low-water cutoff is, but they’ll notice these symptoms.
A CO alarm means everyone gets out first and calls 911 from outside. For the rest, an early call usually keeps the repair small.
- Heat clicking on and off every few minutes
- A puddle under or beside the boiler
- A pipe off the boiler that drips or hisses
- Banging, whistling or rumbling from the basement
- A burning, oily or exhaust smell
- One part of the house staying cold
- A carbon monoxide alarm going off

Tenant Calling About No Heat?
Call us at (508) 274-9939. A rental without heat counts as urgent, and urgent repairs are handled the same day.
Short Cycling and Why It Wears Out Rental Boilers
Short cycling means the burner fires, runs a few minutes, shuts off and fires again. Every start wears on the igniter, the fuel pump or gas valve and the controls, and a boiler that never runs long enough burns less cleanly. In a rental it can go unnoticed for months, because the house still feels warm.
We pin down the cause before changing any settings, whether the house is a sea captain’s home on the Captains’ Mile along Route 6A or a ranch in South Yarmouth.
When the boiler’s hot water side is the weak link, look at water heater replacement in Yarmouth. Rental turnover is hard on drains too, and our drain cleaning in Yarmouth keeps tubs and sinks moving between guests. Anything else goes to our Yarmouth plumbing team.

Questions about boiler repair in Yarmouth
Have a different question? Reach us at (508) 274-9939, or send the form and we’ll get back to you.
Why does my boiler turn on and off every few minutes?
That’s short cycling. Common causes are an oversized boiler, control settings with too little difference between the on and off temperatures, or a thermostat near a heat source. Low water or a weak flame signal can also do it. It wastes fuel and wears out ignition parts, so get it checked even if the house feels fine.
What does a low-water cutoff do, and why did it shut off my boiler?
It cuts power to the burner when it senses too little water, so the boiler can’t overheat dry. If yours tripped, the system may have lost water through a leak or a dripping relief valve, or the probe may be coated with scale. Find out why it tripped before resetting it.
Is a dripping relief valve on a boiler dangerous?
The drip itself isn’t, but it’s a warning. The valve opens when pressure runs too high, so dripping usually points to a waterlogged expansion tank, an overfeeding fill valve or a worn seat. Never cap or plug a relief valve. It’s the last defense against a dangerous pressure buildup.
Can you set up a heat alarm for a Yarmouth rental that sits empty?
Yes. A low-temperature alarm or Wi-Fi thermostat texts you if the house drops below a set point, so a dead boiler gets caught before the pipes freeze. We can install one and set it to alert both you and whoever looks after the property.
What should my tenants do if the heat goes out?
Have them check that the thermostat is on Heat with working batteries and that the boiler’s power switch is on, then call you or us at (508) 274-9939. They shouldn’t keep pressing the reset button or open up the boiler. If they smell gas or a CO alarm sounds, they should leave and call 911 from outside.
